Fall Home Maintenance Checklist for Southeast Massachusetts Homeowners

Fall in southeastern Massachusetts is beautiful the foliage, the cooler temperatures, the smell of wood smoke in the air. It’s also the most important season for home maintenance. What you do (or don’t do) in October and November has a direct impact on how well your home survives winter and how expensive spring surprises are. Here’s a practical checklist tailored to our local climate and conditions — and as This Old House notes, tackling these items before the cold sets in can prevent thousands in repair costs.

Gutters and Downspouts Priority One

Gutters might be the most overlooked item on most homeowners’ fall lists and the most important one to address. Clogged gutters cause water to back up and spill over, which leads to:

• Water intrusion at the roofline and into the attic or walls
• Damage to fascia boards and soffits
• Ice dams forming in winter as water backs up and freezes
• Foundation erosion and basement moisture problems from overflow near the house

Clean your gutters after the leaves have mostly fallen usually late October to early November in our area. Make sure downspouts are clear and directed away from the foundation. Check that gutters are properly pitched toward the downspouts and that no sections have pulled away from the fascia.

Exterior Inspection: Siding, Trim, and Caulking

Walk around your house and look closely at the siding, trim, and any caulked joints. What you’re looking for:

• Cracked or missing caulk around windows, doors, and where trim meets siding gaps here let cold air and moisture in
• Damaged or loose siding panels especially important before winter winds arrive
• Peeling or failing paint on trim boards bare wood absorbs moisture rapidly and begins to rot
• Rot or damage around windows especially on older homes with wood frames

Small caulking jobs and paint touchups done now prevent much larger repairs in the spring. A tube of caulk and an afternoon can save you hundreds or thousands in water damage.

Windows and Doors: Check the Seals

Check every window and exterior door for air leaks. On a cold or windy day, hold your hand near the perimeter of the frame you’ll feel any drafts. Inexpensive weatherstripping can make a big difference in comfort and heating bills.

If you have storm windows, install them before the first hard frost. If your windows are fogged between the panes or visibly deteriorated, fall is a great time to start planning for window replacement contractors often have better availability heading into the off-season.

Deck and Outdoor Spaces

Your deck needs attention before winter arrives. The checklist:

• Inspect all boards for soft spots, rot, or significant cracking
• Check railings grab and shake them; there should be zero movement

• For wood decks: apply a water-repellent sealant if the wood has dried out
• Clean and store or cover outdoor furniture
• Drain and store any hoses or water features

Addressing deck issues in fall is far easier than discovering a rotten board or failed railing in April when you’re ready to use it again.

Heating System and Insulation

Before the first cold snap, make sure your heating system is serviced and ready. Have your furnace or boiler inspected by a licensed HVAC technician, replace filters, and bleed radiators if you have a hot-water system. Check that all heating vents and returns are unobstructed.

While you’re thinking about heat loss, check the insulation in your attic. The attic is the #1 source of heat loss in most New England homes. Adequate insulation (typically R-38 to R-60 is recommended for our climate) can meaningfully reduce your heating bills all winter long.
